Construction of new two storey dwelling approximately 236m2 on and around the existing building footprint overlooking the River Dodder. Large scale demolition of the existing 2 storey structure and new construction of kitchen/living room, drawing room, study, playroom, plantroom, WC and entrance hall at ground floor. The accommodation at first floor consists of 5 bedrooms with 3 en-suites, WC and storage area. Site works included new retaining walls and all associated civil works.

Coughlan Consulting Engineering Services

We provided full Structural and Civil Engineering services at Tender and Construction stage. The large scale size of this dwelling required large open plan spans of feature glazing throughout the property. This was achieved using slim floor steel beams and precast Hollowcore Floors. The balcony feature overlooking the River Dodder required full height glazing with clear span to maximise the visuals of the river. The contemporary finish throughout the build both internally and externally required a high level of co-ordination between design team, client, contractor and interior designer. There were a number of particularly complex structural details on this project and concise detailing and working closely with a very experienced and high level contractor, achieved all requirements.
