Construction of two 2 storey 4 Bedroomed detached dwellings on the former Lam Doyles site on Blackglen Road, Dublin 18. Both houses consist of family and dining room, kitchen with utility, living room, WC, storage room and hallway at ground floor level. The first floor consists of 4 bedrooms with 2 en-suites, storage room and main WC. Siteworks consist of significant rock breaking into the granite profile and new foul, surface water and watermain works.

We provided full Structural and Civil Engineering Services at Tender and Construction stages. Our works included full Structural and Civil Engineering Design where a significant challenge was the breaking of large volumes of granite rock on the sloping site and achieve formation level while retaining slopes on the southern and western boundaries. The structural form is traditional brick and block masonry with Easi-Joists at first floor level and prefabricated roof trusses at roof level. Design and co-ordination of the Sustainable Drainage systems was particularly complex with the high rock profile and close communication and discussions with the Local Authority to produce and agree suitable system for all parties was achieved. Construction stage services including attending site at regular intervals to monitor progress, chair meetings and produce minutes of meetings to ensure the project is delivered as quickly and cost efficiently as possible.
